Two dentists seeking to update and expand their practices hired Childress & Cunningham to develop a site masterplan for their new dental office building and secure zoning approval from the Springdale Planning Commission. The proposed site had recently been rezoned with a Transitional Overlay, a new and untested provision in the Zoning Code allowing commercial development in a residential district. Springdale also enforces a tree replacement ordinance that required an elaborate analysis of existing trees and proposed landscaping plan by species and caliper. Childress & Cunningham successfully navigated the zoning approval process, including stormwater detention and signage design. The result was a park-like setting for the building and parking, with a blend of canopy and ornamental trees, hedges and flowers and bermed landscaping beds.
